The cottage was just fabulous. There was everything you could possibly need, and a lovely welcome basket too. The cottage was warm and cosy with lots of facilities to help make your stay enjoyable. There are a few word to describe Overlea Barn, WOW, Superb and Excellent as a starting point. Everything was so well thought out inside and out. The decor was lovely, very relaxing, everything you could possibly need had been thought of. The hot tub is an obvious bonus and very private, this was maintained everyday by the owner who we met on a couple of occasions, Alan was lovely very polite and happy to chat but always discreet when checking the hot tub. We have stayed with Sykes Cottages in the past but this property is by far our favourite.

Everything was great. We loved our stay. We would have liked to have had a cooler shower but could only turn the temperature down so far but this is a minor gripe. The property, the setting, the privacy, the facilities, the ambience on arrival all wonderful.
We stayed in the Barn. Excellent accommodation, so tastefully decorated and all our needs more than catered for with a very nice welcome pack to get us started. 1 Enjoyed the private hottub and gardens which were lit up at night. Plenty of walks from the doorstep with other walks not to far away be car. These properties are a credit to Alan and Holly, with Alan always there should you need anything. We definitely hope to return.
Stunning barn in an amazing setting. Overlea barn had everything we needed, the place was spotless and comfortable. There were walks from the doorstep, a coop about a 5 minute drive away and we ate at the Packhorse pub which was delicious. Alan was on hand for any queries, but also left us to it . 1010 place, we cant wait to go back!
The host Alan was brilliant, helped us out a few times. We found the Barn very comfortable and well maintained. Planning on visiting again thanks for the help Alan. Make sure you put a little WD40 on the lockbox!

We had the most perfect stay that completely exceeded our expectations. The place itself was immaculately clean and smelt amazing all throughout our stay, making us feel incredibly comfortable. We arrived to some music playing on the surround sound system and a gorgeous little welcome basket which were lovely additions and really set the mood for a relaxing holiday. There are more than enough kitchen facilities for a selfcatered stay making it even easier to make lots of nice food! Everything seems so perfectly thought out we really couldnt have asked for me and we will absolutely be back!! Thank you!

We really can't fault our trip to Overlea Barn this weekend. There was everything we could possibly have needed, right down to a Netflix subscription so that we could really relax in the evenings! Everything was well kept and comfortable and there was a touch of luxury to the property that felt extra special. Alan was incredibly helpful, easy to contact and on hand with fantastic advice for where we might enjoy walking to enjoy the truly beautiful surroundings. Without a shadow of a doubt we will be returning before too long.

Really great little property that had everything we needed for a week away. We loved the hot tub in the garden, especially at the end of a long day walking and although you are near other properties we never felt like we weren't in our own private space. Owner was really friendly and helpful. A great location for exploring the peak district and beyond.

Overlea barn was in a beautiful location and was extremely comfortable and well equipped. The property itself has been renovated to a high standard with a very comfortable bed most important and good quality contents. I would be very happy to return and recommend Overlea barn.
If youre looking for a private getaway, then look no further! Overlea Barn is the most decadent little pocket of comfort and privacy any couple could ask for. We stayed over Christmas, which made it so much more special with a lovely real Christmas tree greeting us on arrival. The Barn is beautifully laid out to provide the ultimate in relaxation and coziness. We loved the log burner and took advantage of the additional bag of logs provided. The kitchen has all facilities you could need to rustle up any meal from scratch. Upstairs is equally as lush with a beautiful bedroom where you can wake up early to the hoots of owls and the calls of roosters cocks, and a very quaint bathroom where one of you can have a rainfall shower while the other enjoys a bubble bath! And Ive not even got to the hot tub, which, we have to say, was an absolutely must on Christmas morning with a glass of fizz. The hosts were super helpful and kept their distance save for checking the hot tub and garden in which their 4legged friend also came along to We would 100 recommend Overlea Barn and we will almost certainly be back!

A beautiful hidden gem. The Overlea Barn was cosy, clean very clean! and had everything we needed. The hot tub was an amazing added bonus. Alan was brilliant ahead of our stay, as it was my husbands 40th and he put a bottle of fizz in the fridge and I ordered some balloons, which Alan displayed for me. I will 100 recommend this place, and we will return for sure!

We cannot fault anything about our stay at over Lea barn. The accommodation is modern, clean and perfect for a get away. The hot tub was a great addition to the stay and the picturesque views top it off. Attention to detail was perfect, greeted by music playing, fresh eggs, bread and milk just all little touches that made it feel extra special. The area is secluded but only a few minutes drive to some unreal views. We will 100 be revisiting.

This property is as described and pictured on the website. Well appointed, beautifully decorated and furnished, and perfect for a cosy stay with all amenities within walking distance. Suitable for self catering, loved the coffee machine, and for eating out. Even enjoyed the board games on offer! The welcome pack of bread, milk, butter and biscuits were gratefully received, bed extremely comfortable, a really spacious property with the added benefit of a private hot tub. A good location to kick back and relax from everyday hectic lives. Hayfield has some fabulous places to eat The George served wholesome good food grub, make sure youre hungry if you choose the large option, Colosseo restaurant served really good Italian food with a great atmosphere, Id book at weekends, and The Packhorse Sunday roast definitely showed why they have been voted as No32 in The Top Gastropubs 2022, loved being able to choose oysters as a pre starter, all very reasonably priced. Would highly recommend this property, had an amazing long weekend!
Really great place just as described if not better than. Everything in the barn is high standard and the kitchen is well kitted out. The living area is comfortable with a log burner. The location is also good, its on a public footpath which was good for walking into new mills. There is also a bus that runs on the main road through to both new mills and hayfield. Would definitely come back and recommend to others!

Perfect place to unwind and enjoy the peace. Absolutely spotless and well equipped with great hosts. Great location for exploring the High Peaks, on the other hand a great place to stay home and enjoy the hot tub and watch the tv. We will return when we can find a dog sitter!
The owners have got everything just right. Excellent standard all round. A special benefit was the large bedroom with large windows giving cool air at night and so peaceful. Only slightly negative comment the track down to the farm could do with some attention though, in our experience is a common problem on farm entrances

Overlea Barn is the perfect getaway for coiled wanting a break from the hustle and bustle of everyday life. The cottage is beautiful and superbly kitted out with everything you could ever possibly need. Wonderful hosts on hand to suggest a scenic walk but never imposing, make for a wonderful stay. The views from every window are breathtaking and the ever ready hot tub is pure bliss. Couldnt recommend or rate any higher.
